Repairing a Rainwater Outlet at St George's School

A failing rainwater outlet at St George's School was leaking and posing a safety risk. We primed, resined and sealed it with a Lloyd's approved system.

The brief

Rainwater outlets are the least glamorous component on any roof and one of the most important. Everything the roof collects has to leave through them. When one fails, you don't get a gentle drip — you get the entire catchment of that section of roof going somewhere it shouldn't.

At St George's School the outlet had begun to fail, leaking in a way that compromised the structural integrity of the surrounding fabric and created a genuine safety concern.

In a school, that second part changes the priority. This wasn't something to schedule for the summer holidays.


The challenge

You're repairing metal, not roofing. An outlet is a metal component set into a roof covering, and the two behave differently. Resin won't bond reliably to bare metal without the surface being prepared and primed first — skip that and the repair lifts within a season, usually somewhere you can't see.

Cracks needed sealing, not bridging. The damage had to be reinforced structurally rather than simply covered. A cosmetic seal over a cracked outlet is a repair that fails the first time it's genuinely tested.

It's a school. Water coming into a building used by children isn't a maintenance ticket to be worked through in due course. It needed assessing and sorting.

What we did

  • Assessed the damaged outlet thoroughly before touching it, so the repair addressed what had actually failed rather than what it looked like from a distance.
  • Applied a specialist primer to the metal surface — the step that makes everything after it stick, and the one most commonly skipped.
  • Applied Lloyd's approved resin to reinforce the structure and seal the cracks, bonding across the damage rather than sitting on top of it.
  • Finished with a Lloyd's approved topcoat as a protective layer against weather and UV.

The result

The outlet is repaired and sealed against water intrusion, and the roofing system around it is fortified against future leaks and water damage.
