Roof Refurbishment at Dame Janet School, Ramsgate

We were recently called out to Dame Janet Primary School in Ramsgate to carry out urgent roof repair works following lead theft and water ingress issues. As always, the priority was to make the area watertight quickly, safely, and to a high standard—minimising disruption while school was in session.

The Problem

Unfortunately, the school had fallen victim to lead theft, with cover flashing stolen from one of the roof's key drainage areas. This had left part of the roof exposed—specifically around the chimney back tray, where rainwater runs off into the gulley.

Without proper flashing and tray protection in place, rainwater was at serious risk of penetrating the roofline and causing further damage to the internal structure below.

To make things more complicated, this part of the roof wasn’t easily accessible from ladders or scaffold towers. So we needed a safe, elevated access solution.

The Solution

Frampton Roofing stepped in to restore protection to the affected section using a combination of traditional and modern materials.

Here’s what we did:

✅ Replaced Stolen Lead Cover Flashings

We installed new code 4 lead flashings, fully shaped and dressed into place to match the original layout. These were securely fixed and sealed to discourage future theft and to restore proper weather protection.

✅ Installed New Fibreglass Chimney Back Tray

Instead of traditional lead for the back tray—which had been stolen—we opted for a custom-formed fibreglass tray, laminated on-site. Fibreglass is a durable, non-toxic alternative that is less attractive to thieves and extremely resistant to water, UV and thermal movement.

✅ High-Level Access with Cherry Picker

Thanks to our friends at Dam High Access, we were able to safely reach the work area using a high-reach cherry picker, ensuring the job was completed quickly, without needing scaffolding or extensive roof-level working time.

The Result

The completed job is now fully sealed, waterproofed and restored to its original function. The school can rest easy knowing the risk of leaks and internal water damage has been eliminated.

The team at Frampton Roofing recently completed a large-scale industrial roofing project at the Flambeau warehouse and manufacturing facility in Ramsgate . This enormous roof had seen years of wear and was in urgent need of attention to prevent further deterioration. From moss-choked valleys to cracked sheeting and overgrown drainage systems, this was a serious clean-up and repair mission—executed while keeping the busy site operational throughout. The Challenge Flambeau’s factory spans a huge footprint, with long, pitched valley roofs running the length of the site. Over time, the central valleys had become overrun with: 🟢 Thick moss and vegetation growth 💧 Standing water due to blocked or sagging drainage ⚠️ Cracked and damaged sheeting along the valley lines 🌧️ Increased risk of leaks and pooling during heavy rain The goal was to restore effective drainage, clear debris, and repair visible damage—ensuring the roof would perform safely over the winter months and beyond.
