A Full Re-Roof in Botany, Broadstairs — Tiles, Dormer & Roof Window

There's nothing quite like standing back at the end of a job, looking up at a crisp new roof under a clear blue Thanet sky, and knowing the home underneath is protected for decades to come. This is a full re-roof we recently completed in Botany, Broadstairs — and it's a great example of what goes into doing the job properly, from the felt up.

A re-roof isn't just about the tiles you can see from the street. It's the breathable membrane, the timber, the ridges, the lead detailing and the finishing touches like a new roof window — all working together to keep the weather out. Here's how this one came together.

1. A Full Re-Roof in Botany, Broadstairs

This project was a complete strip and re-roof on a property in Botany, Broadstairs. When a roof reaches the end of its life, a patch repair only buys you a little time — a full re-roof resets the clock and gives you a watertight, guaranteed covering you don't have to think about again. We stripped the old covering back, checked over the timbers, and started building the new roof up the right way.

2. Breathable Membrane and a Properly Bedded Ridge

Underneath every good tiled roof is a good breathable membrane, and we used Cromar VENT3 Classic — a BBA-certified, breathable underlay that lets moisture escape from the roof space while keeping wind-driven rain out. It's the kind of detail you never see once the tiles are on, but it's exactly what keeps a loft dry and free of condensation. The new tiles were laid in neat, even courses, and the ridge tiles bedded down to a clean, straight finish along the top.

3. The Dormer and Flat Roof

This property also has a dormer, so part of the job was rebuilding and re-covering it with fresh timber, membrane and a flat-roof finish, tied neatly into the main pitched roof with lead detailing. Getting the junction between a pitched roof and a flat-roof dormer right is where experience really counts — done well, it's completely watertight and looks like it was always meant to be there.

4. We Popped Back to Fit the Roof Window

A few days later we returned to finish things off by installing a new roof window. Fitted into the fresh tiles with its flashing kit dressed neatly all round, it floods the room below with natural light and sits flush and weathertight in the new roof. It's the kind of finishing touch that makes a real difference to the space inside.

The team at Frampton Roofing recently completed a large-scale industrial roofing project at the Flambeau warehouse and manufacturing facility in Ramsgate . This enormous roof had seen years of wear and was in urgent need of attention to prevent further deterioration. From moss-choked valleys to cracked sheeting and overgrown drainage systems, this was a serious clean-up and repair mission—executed while keeping the busy site operational throughout. The Challenge Flambeau’s factory spans a huge footprint, with long, pitched valley roofs running the length of the site. Over time, the central valleys had become overrun with: 🟢 Thick moss and vegetation growth 💧 Standing water due to blocked or sagging drainage ⚠️ Cracked and damaged sheeting along the valley lines 🌧️ Increased risk of leaks and pooling during heavy rain The goal was to restore effective drainage, clear debris, and repair visible damage—ensuring the roof would perform safely over the winter months and beyond.
